The Maintenance Technician is responsible for performing highly diversified duties to install, troubleshoot, repair, and maintain the homes within the Natural Retreats’ portfolio in order to ensure an exemplary guest experience. The primary function will be to carry out the servicing and maintenance of all properties in the designated Park City area, including monitoring of usage by guests and owners. The Maintenance Technician will act as an interface on occasion between Natural Retreats, guests, homeowners, third-party vendors, etc. This position will be responsible for the upkeep of buildings, homes, and grounds in the Natural Retreats’ portfolio to ensure a high level of guest and homeowner satisfaction.

Job Responsibilities

  • Perform diversified duties to troubleshoot and maintain core home systems (i.e. HVAC, pool service, lock installation, septic systems, plumbing, electric, radiant heating systems, mechanics, etc.) in addition to the following:
    • Basic repairs to interior and exterior home aesthetics (i.e. painting, dry wall repair, basic construction, etc.)
    • Moving equipment, appliances, furniture, etc.
    • Hot tub servicing
    • Removing items from home for disposal
    • Maintain lawn, walkways, driveways, etc.
    • Snow and leaf removal.
    • Diagnose problems, replace, or repair parts, test and make adjustments
    • Pick up trash
    • Perform regular preventative maintenance in homes
    • Perform a variety of plumbing, maintenance, and carpentry functions
    • Assist housekeeping when needed
  • Provide emergency/unscheduled repairs to homes and perform scheduled maintenance repairs.
  • Read and interpret equipment manuals and work orders to perform required maintenance and service
  • Diagnose problems, replace, or repair parts, test and make adjustments
  • Perform regular preventive maintenance in homes and properties
  • Use a variety of hand and power tools, electric meters, and material handling equipment in performing duties
  • Comply with safety regulations and maintain clean and orderly work areas
  • Perform general maintenance/arrival audits prior to owner or guest arrivals
  • Perform general maintenance/departure audits upon owner or guest departure
  • Maintain details records of service performed in all units, according to the daily timesheet
  • Communicate the completion and progress of assigned work orders
  • Perform maintenance as assigned by Management, including but not limited to audio/visual, electrical, basic plumbing, mechanics, and/or appliance repair
  • Participate in snow and ice removal around the managed properties and around the office as needed
  • Responsible for tracking and upkeep of assigned tool inventory
  • Responsible for monitoring, tracking, and reporting credit card and purchase account usage
  • Record billable items and hours to be billed to guests and/or owners for work orders
  • Emergency on-call phone – all of team will be tasked with this responsibility

Required Experience and Skills

  • Previous experience in a similar role
  • Basic knowledge of audio/visual, electrical, plumbing, mechanics, and appliance repair
  • Proficiency in technology such as cell phones and basic computer skills
  • Ability to work alone and as part of a team
  • Valid driver’s license
  • Basic organizational skills to effectively record and catalogue documents on work performed
  • Proactive and flexible in approach to job duties and problem-solving
  • Ability to exercise good judgement

Desired Experience and Skills

  • Basic troubleshooting knowledge of internet routers
  • HVAC Certification
  • Experience in the hospitality industry and/or with start-up environments a plus

  • Physical Demands:

    While performing the duties of this job, the employee is regularly required to talk and hear. The employee is frequently required to stand, sit, walk, use hands to finger, handle or feel with hands and arms. This position will require walking and standing for periods of time throughout the day on uneven surfaces and/or across company property and into homes. This position can be very active and may require standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing for extended periods of time during the day. The employee may have to reach above shoulder height or below the waist or lift as required to file or store materials throughout the day. Proper lifting techniques are required. The individual must be able to lift and/or move items over 75 lbs. Lifting/moving items include but are not limited to furniture, appliances, maintenance supplies, boxes, ladders, tools, etc.

    Stand or sit stationary position: must be able to remain in a stationary position up to 15% of the workday.

    Walk, move, traverse: must be able to be active up to 85% of the workday. This person in this position needs to be frequently moving about inside the office to maintenance supplies and equipment, boxes, etc., as well as the interior of homes in the Natural Retreats’ portfolio and across company property.

    Operate, Activate, Use, Prepare, Inspect, Place and Detect: Position constantly operates a variety of hand tools, shovels, lawn mowers, rakes, etc. Also, this person will constantly use hands to inspect, complete, and maintain inventory, perform maintenance-related work orders, etc.

    Climb (stairs/ladders) or balance Ascend/Descend: Traverse frequently throughout the homes and properties and climb stairs, ascends/descends a ladder to service the lights, ceiling fans, gutters, roofs, porches, etc.

    Stoop, kneel, crouch, or crawl: Position self (to), move constantly, positions self to move inside and outside homes and across company property on uneven surfaces, including but not limited to steep hills, driveways, etc.

    Talk/hear communicate, detect, converse with, discern, convey, express oneself, exchange information: The person in this position frequently communicates with the staff, vendors, maintenance staff, inspectors, guests, and homeowners. Must be able to exchange accurate information in these situations.

    See, detect, determine, perceive, identify, recognize, judge, observe, inspect, estimate, access: This individual must be able to detect when appliances, hot tubs, etc. are not working properly and recognize when items, walkways, doors, etc. are worn and/or a safety issue or concern. Must be able to make judgements to ensure the proper upkeep of homes and to ensure guest and homeowner satisfaction.

    Taste/smell detect, distinguish, determine: Occasionally, this individual must be able to distinguish odours that may indicate a hazard and/or an unclean environment.

    Carry weight, lift move, transport, position, put, install, remove: Frequently, this individual moves items such as furniture, appliances, and/or home goods weighing up to 75 pounds across parking lots and inside the interior of homes.

    Exposure to the outdoors: This individual constantly works in outdoor weather conditions.

  • Position Type/Expected Hours of Work:

    This is a full-time, benefits eligible position. Due to the nature of the job, the Maintenance Technician should be flexible with his/her hours. Weekends and holidays are required and will generally be busy and considered working days with guest arrivals and departures although these can be covered on request and approval of the Maintenance Manager and General Manager. We encourage all of our Team Members to take 2 days off per week where possible. Guests can arrive at unpredictable times, and the Maintenance Technician should always be available in case of emergency, which includes evenings and on-call hours. Generally, this means working some inconsistent hours.
